What are surplus funds
When a home sells for more than was owed, the difference belongs to the owner.
A property goes to auction over unpaid taxes or an unpaid mortgage. It sells. The county pays off the debt, the fees and the costs — and quite often there is money left over.
That leftover money is called surplus, or overage. By law it belongs to the person who lost the property, or to their heirs. Not to the county. Not to the bank. Not to the buyer.
The problem is that nobody knocks on your door to hand it to you. The funds sit with the court or the county, the notice goes to an address you no longer live at, and there is a deadline. Miss it and the money can be gone for good.

Is this real, or is it a scam?
Surplus funds are real and they are public record. When a property sells at a foreclosure or tax sale for more than the debt against it, the excess is held by the county or the court for the former owner. You are allowed to claim it yourself, for free, without us.
What we do is find it, prove the claim and push the paperwork through. If you would rather do that on your own, that is a legitimate choice and we will tell you where to start. We only get paid out of money we actually recover for you.
What does it cost me?
Nothing to find out, and nothing out of pocket at any point. We work on contingency — our fee is a percentage of what is recovered, agreed in writing before we file anything. No recovery, no fee.
How long does it take?
It depends on the county, the court's schedule and whether anyone else has filed a competing claim. Some claims move in a couple of months, others take considerably longer. We will not give you a date we cannot control — but you will hear from us at each stage instead of wondering.
The owner passed away. Can the family still claim it?
Often, yes. Surplus funds pass to the estate and to the legal heirs. It usually takes extra documentation — proof of death, proof of relationship, and sometimes an estate filing. That is a normal part of this work, so tell us the situation and we will walk you through what is needed.
Is there a deadline?
Yes, and it is the reason this money goes unclaimed. Every state sets its own window to file a claim, and once it closes the funds can be turned over to the state or absorbed by the county. If your property sold a while ago, it is worth checking sooner rather than later.
What do you need from me to start?
To begin, just the property address and the rough date it was sold. That is enough for us to search the record. If a surplus turns up, we will then ask for identification and any documents that show your connection to the property or to the former owner.
